How to Figure Tile

Each tile covers its own size plus one grout joint in each direction. Divide 144 square inches by that area to get tiles per square foot, multiply by the area you're tiling, and add extra for cuts and breakage.

Tiles per sq. ft. = 144 ÷ ((tile length + joint) × (tile width + joint))
Tiles = area × tiles per sq. ft. × (1 + waste)

Tips

Buy at least 10% extra, and more for diagonal layouts, large tiles or natural stone, since broken or badly cut pieces can't be reused. Keep a few spare tiles from the same lot for repairs. Lay out the room dry first so cut tiles at the edges are at least half a tile wide. Check grout packaging for coverage; it depends on the tile size, thickness and joint width.
