How Property Tax Is Calculated
Property tax is the taxable value of your home times the combined tax rate of every local government that taxes it (county, city, school district and special districts).
Assessed value = market value × assessment ratio
Taxable value = assessed value − exemptions
Tax = taxable value × rate (mills: taxable value × mills ÷ 1,000)
One mill is $1 of tax per $1,000 of value, so 12 mills equals a 1.2% rate.

Your tax bill or county assessor's website shows your assessed value, exemptions and rate. Many states cap how fast assessed value can rise for a homestead. If you think your assessment is too high, most counties have an appeal window each year.
