How to Calculate Loan-to-Value
Loan-to-value (LTV) compares what you owe to what the home is worth. Lenders use it to price loans, require mortgage insurance, and set how much you can borrow against your equity.
LTV = first mortgage ÷ home value
CLTV = (all mortgage balances) ÷ home value HCLTV = (all balances + unused HELOC line) ÷ home value

Common LTV Thresholds
