What Makes a Loan Jumbo
A jumbo loan is larger than the conforming loan limit set each year by the Federal Housing Finance Agency, so Fannie Mae and Freddie Mac can’t buy it. For 2026 the one-unit limit is $832,750 in most of the US and up to $1,249,125 in high-cost areas (FHFA, November 2025).

Jumbo lenders often want higher credit scores, larger down payments (10% to 20% or more) and more cash reserves. Rates can be higher or lower than conforming rates. Look up your county’s exact limit on the FHFA site. Limits change every year.
